It found that homes listed on Thursdays are more likely to sell faster, above list price and for more money on average than comparable homes listed on other days of the week. This is because potential buyers are getting ready to go shopping over the weekend. Listing on Saturday, Sunday or Monday are the worst times.
The Home Market: Spring Season
Much has been said about the home market during spring. This is probably because people aren’t away for summer vacations or busy with the end of the year holidays. While this is true in many cases, it’s not necessarily true all the time.
The region of the country in which you live, will influence when the best time is to sell your home. If you live in an area with lots of snow and ice, you’re not likely to wow a house hunter if they slip on ice on the way in and break a leg. Also, it’s difficult to see the landscaping and how well the house has been maintained. So, late spring, early summer would work better.
If you have a ski chalet up north you want to sell, buyers bite during wintertime. If you’re selling a lake or beach home, spring and summer is the best time. Home buyers will be more interested in the amenities that go along with the home if they are not faced with constraints.
If you need to relocate quickly for a job or family issue, now is the best time for you to put you home on the market. “Now” may not be spring, but this doesn’t mean you still can’t sell your home quickly and for market price. It does mean you will need to make an extra effort in preparing you house to show well and price it right.
Spring still comes out on top as the best time to put your home on the market. A good thing about spring is that your home will look better when the garden is coming into bloom and the days are longer.
The fall season can be a good time to sell your home. The weather is mild, the grass is still green and there is color in your landscape. There won’t be any major holidays to contend with either.
Some properties will sell at any time. There really is no wrong time to list your home, because if you price your home right, and make every effort to present it in a superior way, chances are you will sell your property in a timely manner.
